After substantial water damage to this chelmsford property the kitchen and living space within the house had to be removed completely and started again. The client wanted a complete refurbishment of the two spaces but whilst the installations works were underway would use the opportunity to build a large conservatory to the rear making a new open plan kitchen and dining space.
As with any property that has been damaged by significant amounts of water a number of processes had to occur. We stripped the chelmsford property back to its bare shell, and started again.
We removed the rear wall of the house, supported temporarily ready for the installation of the steel beam.
This would ensure the house was structurally sound but allows for a full open plan living arrangement.
Midway through the project the client asked for a further addition to the property, a large aquarium being installed in the wall to the original living space opening on to the hallway.
Although not a complex addition, having already started on a number of the other parts of the build we would need to amend our work schedule to accommodate the new work.
After removing the entire downstairs fixtures and fittings within the property which included the floorboards and rear wall we began a full property refurbishment to meet the clients needs. These included the installation of a full open plan kitchen that would utilise the conservatory space fully.
With the floor removed, we started work on replacing the electrical services, throughout installation of the existing fuse box to a more suitable place within the home and then concealing it in a hand built wood cabinet.
We then continued to replace the timber downstairs, before laying insulation underneath. Thermaline polystyrene backed plasterboard board was used as a significant upgrade on the previous Chelmsford 1930s house specification to increase and provide better thermal values.
To complete the installation of the conservatory and kitchen area Amtico vinyl floor was laid throughout, before finishing the kitchen with solid oak worktops.
During this installation we helped to reduce the environmental footprint of the chelmsford property by fully insulating the floor downstairs that will keep the building warm in the winter and cool during the summer months.
We also insulated the non cavity walls with Thermaline board, increasing the energy efficiency substantially. All cardboard and plastic waste was recycled.
This conservatory installation is an up and coming trend for the desire of open plan living.
The finish in the kitchen is first class and leaves a lasting impression on anyone that visits with the installation of the large glass roof on the conservatory letting in huge amounts of natural light.
The client has already noticed a significant difference in the heating of the home and underfoot the kitchen floor has never felt cold to touch.
