After winning a successful tender to restore a derelict industrial unit from an unused site to an operational car service and MOT testing centre, Atlantis worked within an extremely tight budget that could only cover the basic operational needs and provision of a safe working environment.
On visiting the industrial site it was clear from the offset this would be a demanding construction project with a number of highly critical factors to include, not least the safe removal of asbestos but also the lack of basic utilities and critical condition of the complete electrical installation as well as the central heating.
Once we had cleared the industrial unit of the old garage equipment and made the building safe we began to completely rewire the entire building. This included three-phase, ring mains and lighting radial circuits. These electrical services were considered priority due to the condemned state of the existing electrical installation with exposed cable trailing across the floor, often not even terminated as just one example.
With the electrical services installed we replaced the old and inefficient crittal windows with UPVC throughout, replaced the dysfunctional water main and installed a DDA compliant toilet facility and staff kitchen.
To provide some much needed heating to the entire unit we repaired and serviced the four tandem boilers already onsite, this was delayed on the discovery of asbestos which then had to be removed completely whilst under controlled conditions by our specialist asbestos contractor.
Atlantis then repaired the concrete floor and made preparations for specialist contractors to fit the new garage equipment.
With the removal of the asbestos through controlled conditions completed, the remaining waste generated in stripping the building back was disposed of via our licensed waste removal contractor and sent for recycling.
Throughout the construction project we worked with other local businesses to ensure the noisy periods of work were carried out at the time that would cause less disruption.
We completed the project within budget and on time after over coming some very testing conditions that were not foreseen at the time, including the snowy winter conditions.
On hand over to the client we returned a functional garage workshop that could now be used as a place of business. The staff kitchen and toilet provided some much need modernisation and essential facilities.
